This project was developed under a joint-venture agreement between ASM Development (Johor ) Sdn. Bhd. and the Johor State government on a 22.29 acres Malay Reserve Land, strategically surrounded by Jalan Yahya Awal, Jalan Abdul Rahman Andak, Jalan Bendahara, Jalan Pahlawan and Jalan Temenggong Ahmad, near Johor Bahru City. It consists of 1565 condominium units with amenities like swimming pool, tennis & squash courts, mosque, golf driving range and special pedestrian walkway to allow accessibility to every blocks.

The 1565 units of condominium was built up in 8 blocks of 9 to 12 storeys buildings i.e. 2 blocks of Sri Bendahara, 3 blocks of Sri Pahlawan and 3 blocks of Sri Panglima.

This project was constructed under a turnkey (RM 135 million) maximum price lump sum contract with 24 month construction period by Amcorp Builders Sdn. Bhd - Bennes Enginnering Sdn. Bhd Joint Venture. SY Perunding was appointed the as Civil and Structural Engineer by the turnkey contractor.

The structural design incorporated the concept of economy and buildablity extensively using the beam, slab and column scheme with standardisation. The building was checked for lateral stability. The structural cost of column, beam and slab was at RM8.50 per sq. ft. (based on concrete rate at RM150 per cubic metre, steel at RM1500 per ton and formwork at RM16 per square metre).

The construction of the reinforced concrete high retaining wall at poor ground condition used the unusual single pile support system.
