Final stage of curtain wall cladding

This is a 6 storey flatted factory-office building with 2-level basement carpark (88 Carparks), in the industrial area at Lot 3, Jalan 19/1 in Petaling Jaya. Built on a small 44,812 sq. ft of land area (1.02 acres), the leasehold property has frontage of about 116 ft. onto Jalan 19/1 and maximum depth of about 290ft. Its total Gross floor area is 173, 193 sq. ft. Each of the upper floors has a build-up area of about 20,000 sq. ft.

The structure has a large column grid of 10.50m span in one direction to accommodate 4 carparks per bay and a greater area of column free space. The floor to floor height is over 4 metres. The designed imposed load was 7.5KN/sq. metre.

The surrounding area of the site was fully developed. The existing platform of the site was between the higher ground on one side and the lower ground on the other. Its low lying land as compared to its neighbour at a higher ground, coupled with its deep basement and only 6m setback, gave rise to considerable construction problems. To retaining the earth of the higher ground, reinforced concrete retaining wall with lesser earth on the base slab (which is not normal) was designed.

The basement construction with the soldier pile system was adopted on one end and open cut method on the other. The building is designed to sit on spun pile foundation.

The lowest basement floor had been economical design using normal beam and slab. Accurate judgement on the condition of low ground water level was correctly done despite some boreholes indicated high ground water level.

Piling was done at the lowest basement level to minimise the construction cost. The site is kept dry by pumping.

This project was completed in May 1996.
