This project consists of the construction of a total 474 no. Industrial factory buildings
of Single Storey Terrace, 1½ Storey Terrace, Double Storey Terrace and 1½ Semi-Detached
together with car park, surau, substation, Gerai and other infra-structure.
The site occupies an area of 80 acres running along Klang River for 2km length. It is
narrow and long with a drain reserve of 50 feet width.
An economical earthwork platform level has been carefully designed following the detailed
study of the surrounding drainage scheme, Master Plan of Klang River Flood Mitigation and
careful consultation with the authority.

The platform levels also facilitate internal drainage and sewerage flow using gravity
system, approved by authority. Due to unforseen factors, the rainwater was modified to
flow through outfall structures before discharging into Klang River. Floodgates were
designed & installed at the discharge point to prevent back flow of river water.
The sewerage is treated by Extended Aeration Treatment Plant to class A. The external
water supply is tapped from existing PUASs main pipe and distributed by gravity to
each unit.
The buildings are of reinforced concrete column, beam and slab system on reinforced
concrete piles.
The development has initially undertaken by developer Korakyat Plantations Sdn. Bhd in
1995. However, it was abandoned in 1998 during the currency crisis.
The old developer has since being in liquidation. The liquidator, Ler Lum & Co in 2001
has implemented a self-help rehabilitation scheme known as Scheme of Arrangement under the
provisions of Section 176 of the Companies Act 1965, implemented under the sanction of
Court.
The development has recommenced in 15th December 2003. There are a lot of site and
technical complications for this recommenced project, which has been abandoned for several
years with presence of squatters. There were problems of status of work, structural
rectification, complication of new Authority requirements, joining with new neighbouring
development.
The Certificate of Fitness for the whole project is obtained on 13th July 2005.
