This project is located at Taman Danau Kota, Jalan Genting Kelang, Kuala Lumpur. The
project consists of 5 Blocks of 20-storey building with a total of 1900 units of low cost
house covers a total area of 10.52 acres.

Due to the history of this project, extensive soil investigation was done with many
reports. We involved in this project because initially design by previous consultant using
wall and slab system gave cost overall. Half way through the project, after at least 3
sets of SI (soil description as soft clay), slime was discovered to give problem at block
2. During that period, only block 2 and 5 are at advanced foundation stages. Block 1, 3, 4
has yet to start piling works.
The site is situated at an ex-mining land with a layer of slime at about 1.2
to 3 metre below the ground level, which led to considerable foundation problem, such as
piles movement during excavation. The founding sub-soil strata of limestone made the
foundation piling even more complicated. A combination of bored and spun pile was use |

The standard building shape is H types. The structural framing of beam, slab, column
is adopted with the alternate frames providing the structural stability. It was an
economical design with a typical bay at 20 storey at RM9.80 per sq. ft. for structure
(i.e. Column, beam and slab) (based on concrete at RM150 per cubic metre, steel at RM1500
per ton and formwork at RM 18 per sq. metre) despite of its slenderness and typical span
of 3.1m x 7.78m).

Construction works started by the developer, Danau Kota Development Sdn. Bhd. in 1994 with
a project cost of RM75 million under the supervision of professional engineer resident
engineer. The reinforced concrete superstructure was completed prior to stoppage in 1999
during the Asia economical crisis.
In July 2004, the restructured and renamed developer, FBO Land (Setapak)
Sdn. Bhd. resumed back the project. by engaging new contractor for remaining work cost of
RM 28 million).
During the restart of work, extensive structural integrity checks were done
with inspections and concrete tests such as core test, rebounced hammer test and
Ultrasonic Pulse Velocity test. All the 5 blocks were monitored for verticality and
settlement during the construction period.
Block 5 was fully completion in October 2003 with Temporary Certificate of
Fitness (TCF) obtained from local authority, DBKL. Block 1, 2, 3 & 4 are scheduled to
complete by 16th July 2005. |
