This project consists of the construction of 17 blocks of 5-storey Low Cost Flats
consisting of 1282 units of dwelling, 24 units of shops, 6 units of surau, 1 unit of
tadika, 2 units of Kedai Dobi, 2 TNB, 1 Balairaya and 40 units of Gerai. The project site
covers an area of approximately 23.51 acres.
The project is part of the proposed master plan for the overall development
of "COLLEGE HEIGHTS GARDEN RESORT - PARCEL B", which is to be implemented
by the Developer, Messrs Country Heights Sdn. Bhd. with the objective to provide
affordable houses to the lower income group. |

The structural scheme for the Project uses conventional column, beam and slab with column
grid at 6m x (9m +3.6m). The design is economical with a typical floor (including corridor
area) cost RM8.22 per sq. ft (based on concrete rate at RM150 per cubic metre, steel at
RM1500 per ton and formwork at RM16 per square metre, despite catering for buildability
and removal of the lintel trades. A flush bottom design by lowering down the structural
beams (600mm-beam depth) was provided to avoid additional trade of lintel and enhance
formwork buildability, easing construction work. The foundation consists of footing on
hard ground and 150x150mm Reinforced Concrete driven piles.
The project started at the end of 1996, but was abandoned in March 1998 due
to the currency/economic crisis in this region/country. The construction work recommenced
in October 1999. The project was finally completed with
Certificate of Fitness (CF) issued by Majlis Perbandaran Nilai 16th February 2004 |
