This is a renovation project for a hypermarket
operator (occupant) usage, which covers 60,000 square feet of 6 storey Podium (affecting
Lower Ground Floor to 4th Floor) of a completed existing building, below 462 units of
8-storey (5th to 12th floors) medium cost apartments built-up in 3 blocks. |

Hacking of structure to form
void for travelator |
The scope of renovation include the following: |
Forming of a 4mx24m void generally for Ground floor to 2nd
floor to allow installation of travelator of a hypermarket. New supporting beam/column
system for the travelator is introduced as required. The design includes strengthening of
existing adjacent span/panel due to lost of continuity of original continuous beam/slab
condition, after omission of 1 span/panel. Sufficient propping to adjacent beam/slab was
provided during the hacking process. Other consideration is to design the new structure
arrangement which could accommodate the installation of the long travelator, which has
problem being installed in a tight space in a completed building.
Introduction of new lift from Lower ground floor to 1st floor,
with a lift pit below Lower ground, which is designed to be founded on rock. The location
of the lift has been carefully studied to ensure that there is no overlapping between
existing foundation and the lift pit foundation.

Covering an existing 8.1mx8.1m void and converting it into hypermarket
floor usage. A single panel slab is designed to be supported by the existing void
surrounding beams. All beams and columns are checked and strengthened accordingly by
additional steel I-beam, where necessary.
The entire building structure is checked and is sufficiently strengthened.

The design and drawing production period given was very
short in meeting the hypermarket operators fixed launching date. The construction
drawings and specification, which form part of the contract, is produced and executed to
the high standard of zero variation, as per clients extra-ordinary strict
requirement in this special project. For ease of contractor, existing beams which required
modification are shown in column frame drawings.
As this extensive renovation work was executed in the occupied building,
tight and very stringent supervision to the contractors work was carried by our
engineers, to ensure that no disastrous mistake is made by the contractor and that the
safety of the apartment tenant is safeguarded. |

The renovation works was completed in end of 2003. Certification for occupation by DBKL
was subsequently obtained.
