Plaza 393 is located at the junction of Jalan Peel and Jalan Shelley off Jalan Tun Razak on a 7.19 acres land owned by Datuk Bandar Kuala Lumpur.

The project is developed under a privatisation agreement, under the Bahagian Penswastaan & Usahasama, Jabatan Perancangan Ekonomi & Kemudahan Sosial, Dewan Bandaraya Kuala Lumpur, signed between Datuk Bandar Kuala Lumpur and the Developer, Fawanis Sdn Bhd.

The project consists of 462 units of 8-storey (5th to 12th floors) medium cost apartments built-up in 3 blocks, and a 6 storey podium with half basement for car park and retail centre. The 5th floor podium roof consists has a well landscape roof garden.

The structural system used is reinforced concrete structural frame with column grid generally at 8.1m. The structure has been economically designed with omission of lintel trade for the apartment units.

Based on 1999 price of C25 concrete at RM 150/m3, Steel and BRC Mesh at RM 1.70/kg and formworks at RM 20/m2, the typical panel consist the following:

Shopping ground floor (with 5.8 metre floor height) : RM 9.68/m2 ;


Carparking floor : RM 7.93/m2 and Residential floor (8.1m grid): RM 10.60/m2. The typical average column cost is RM 1.40/m2.

The building sits on a shallow to medium depth of 23m undulating limestone bedrock. For foundation, an economical combination of pad-footing and micropile pilecap was used. The 300mm-diameter micropile, using API pipes, are stressed to high load of 2500KN compared to the market norm then at 1500KN.

The lower basement has been correctly anticipated above ground water despite the soil investigation indicated otherwise.

The Construction was completed in end of 2001 and Certificate of Fitness was issued in 2002.
