The site located besides Jalan Pudu Ulu, adjacent to rows of existing terrace houses, approximately 500m from Bangunan PGRM, Cheras along Jalan Pudu Ulu and 500m from Stadium Badminton Cheras.

The project consists 3 block of total 27 unit 3 storey shop-office.

The piling foundation with combination of 200x200 RC piles and 300x300 RC piles are used. Due to block 3 of the shop-office locates being very close to existing terrace house, special precautions have been made to prevent damage to the existing houses. Temporary trench has been introduced along edge of block 3, next to existing terrace houses, proven to reduce the vibration to the existing nearby building to a level within allowance Standard.

Extensive vibration monitoring has been carried out during course of piling works.

Sitting on ex-mining land, the subsoil various from sand to slime. Contingency and cautious detection were taken to overcome the presence of slime. Slime and unsuitable soil materials detected at localise area make the piling and civil works construction complicate. Temporary shoring systems (sheet pile with strutting design) were produced to assist contractor during excavation for pilecap and sewerage pipe installation to prevent any earth movement.

The structural design adopts conventional beam, slab and column system with clear span of 12m for corner unit and 7m for intermediate unit. Structural arrangement without cross beam above 2 flight straight staircase giving maximum headroom, has benefited the building’s layout ecstatically and practically.

Project commenced on July of 2003. Project completed with Block 1 certification for occupation by DBKL was obtained on 7th July 2005. Block 2 & 3 certification for occupation by DBKL was obtained 1 month later on 9th August 2005.
