"BUKIT WANGSA MAS" is a gated security system
housing development consist of:
Parcel 1 - 108 units of 2 ½ storey terrace houses, consist of 36 units for type A,
34 units for type B, 20 units for type B1 and 18 units for type C, and
Parcel 2 - 43 units of bungalow lot with all the necessary infra works completed.
The site located next to MIM Building beside junction of Jalan 8/27 and Jalan Jelatek. To
the west, Putra LRT (Light Rail Transit) routes that built below road level is passing
between the site and Jalan Jelatek.
The origin of this 23.6-acre site was a small hill, climbing from 102mODL to
the peak at 202mODL. Extensive earthwork involving blasting work, with more than 1 million
m^3 of export earth was done to lower down the hill to 160mODL. Earthwork levels, working
closely with the project architect, were designed to ensure the optimum platform height on
the layered hillside maintaining the scenery view towards KL City, balancing with
comfortable road gradient (<1:8 at localised area), height of retaining wall used (max
10m high Crib Wall ~ about 450m length), avoiding intermediate pumping system to elevated
tank by limiting pumping head < 80m and cost effectiveness on other infra work.
The design & submission for infrawork has suited the phasing of the
project, as well as overcame the constraint of space due to plan view size of Crib Wall
and huge different in the platform height (about 60m). It involved some tricky items such
as, 10m drop for the sewer line going through 4 consecutive drop manhole placing side by
side; connection to public sewer line through a 300mm f sewer
pipe cast in reinforced concrete beam laid under Crib Wall base; underground external
suction tank with Pump House sit on top of the tank; instrumentation movement monitoring
on the LRT on grade culvert lane next to the site during earthwork stage; solving
temporary drainage problem during construction stage due to concentrating discharge flow
from whole site; and etc.
The structural design using conventional beam, slab and column system has
taken care of architectural finishing by flushing with brickwall with no expose
beam/column in the major living and bedroom. RC Pilling foundation is proposed with
provisional to convert to footing foundation, subject to soil capacity and cost. Bore pile
(600mm f) was used for one row of house next to the Crib Wall,
to enable the pile toe level below the Crib Walls base.
Construction commences in July 2002.
