This development consists of Podium Block with 2 floor of commercial floor and 4 floors of
car-parks forming the base for 5 block of 24 storey service apartment (900 units) and 1
block of 15 storey Office. On the side is 1 block of 6 storeys shop. It is located at Lot
PT27, H.S.(D) 39382 and part of lot PT 16728, H.S.(D) 59900, Mukim Petaling, Daerah
Petaling. The development site covers an area of approximately 3.861hectare (9.54 acre).
The substructure works for the project commenced on February 2004 and the
superstructure works commence on August 2004.
The foundation system uses time proven driven piles. Very high concrete
grade spun pile is used instead of normal reinforced concrete piles. Concrete Grade 80 is
used compared with normal grade 45. The pile size used is as big as 600 dia and there are
more than 2600 number of pile points. The piles were extensively tested by present market
standard. All together, 176 number of load tests have been carried out to verify the piles
capacity.
The superstructure system is of reinforced concrete structural framing where
all columns, beams and slabs are fusing (monolithic) together. This building
is designed to withstand wind speed of at least 108 km/h. Each column shape in apartment
unit has been thoroughly studied for convenient to the resident without sacrificing the
structural requirement. To facilitate change in layout, reinforced concrete slab is
designed to carry brick wall on it and no inflexible structural partition wall is
introduced, while the typical slab thickness is controlled at 125mm. Transfer floor is
introduced at 7th Floor for transferring the long rectangular shape column
from apartment into more square columns at lower floor, which is optimised for carpark
arrangement. The 2m deep-transferred beams is chosen to be located on the same level with
the swimming pool floor, at different position, for optimising the floor height usage.
For maximising the area usage, the required water storage for the project is
stored in an underground water tank with car parking on top. The water retaining
reinforced concrete underground water tank with the maximum depth of 2.75m is designed
with shallow raft foundation without requiring any pile.
The earthwork platform level has been carefully designed to facilitate
internal drainage and sewerage flow using gravity system, while complying to the client
requirement to have a lowest possible platform level to achieve the least level different
with the existing lake water level. All the rainwater runoff from the building plinth area
is designed to discharge into the adjacent big pond in order to minimize discharge into
existing drainage system. |
